Pregunta al Administrador de Fincas: gastos individualizables

Good afternoon.  May I as kif it is viable to ask the community to distribute the gas bills equaly and not according to the reading of the meters?

Good afternoon. The Horizontal propiertor Laws say that every exenditure that cannot be tailored to each owner, is a community expenditure.  Providing that you all got a meter, the cost of gas shall be paid by each owner according to the specific reading of each meter.   But, if you had no meters, then a legal way should be to share the bill among all the neighbours

Good afternoon.  In the records of a meeting held in February, I am accused of unappropiate use of some spaces what I find difamatory and unfair.  How can I proceed to defend me?  Thank you

Good afternoon.  You can denounce to the Admisitrator and the president if you consider that the inconveniences caused will deserve a legal procedure

 

Regardless to impugn the minutes, that is not right.  What you can impugn is the agreements, not th erecords.  Should you see some agreement to be impugned than, go ahead.  The time line for that is three moths from the reception of the minutes or one year if the agreement is ilegal.

 

Pregunta al Administrador de Fincas: Uso abusivo de espacios comunitarios

Good morning. I Live in a community of owners which is in a garden with five blocks and in the middle the pool, toilets and the changing room. The President and the five members of the community have locked the changing room and they are using it as a storage room.  We asked repeatedly that it is open to the entire community.  But the administration is ignoring our claim.  My question is, where can I denounce this injustice?

Good morning. I recommend you to take this issue to the Board of the Community.  Yu as any owner got th eright of asking to have an ítem included in th eagenda for the next meeting of owners.  I am sure that you are not the only one with this concern.  So, it is probable that the situation changes as long most of the neighbours are aware.

 

If nothing happens, then you shall take legal actions hiring the services of an attorney.
