Pregunta al Administrador de Fincas: Constituir subcomunidad independiente

Good morning, we live in a block in the Town Centre of Murcia.  The building gots a hughe underneath parking but there are more owners of parking sites than owners of apartments.  For that reason,  the owners of the garage are behaving as an indepndent community.  Can they be considered as an independent community?

We do not know if they fulfill the legal requirements.  Firstly, to constitute the community independent, it shall have its own fiscal number and also to have a constitution document or the unanimous agreement (the entire building, apartments and parking spaces).  With that agreement, the garage can settle a subcommunity for then register the independent community in the Propiertors Registry.  Only in that case, they will be able to initiate the management as community separate from the apartments. ,

Good morning.  I would like to know if the administrator is entitled to say to the insurance Company not to get involved in a claim event for being sorted twice.  It is a damp on the ceiling of my kitchen due to a problema in the boiler of the community

Good afternoon.  May I as kif it is viable to ask the community to distribute the gas bills equaly and not according to the reading of the meters?

Good afternoon. The Horizontal propiertor Laws say that every exenditure that cannot be tailored to each owner, is a community expenditure.  Providing that you all got a meter, the cost of gas shall be paid by each owner according to the specific reading of each meter.   But, if you had no meters, then a legal way should be to share the bill among all the neighbours
