We are in process of buying an apartment which got a terraze on the groundfloor and a second terraze upstairs, which i son the solárium of the building. There is a gate permiting any neighbour to gain Access to that terraze so I am wondering if the solárium that I got is mine ori f this is community premises. Can I make modifications on it?

If your title deed says that you got the exclusive use of that terraze, the solárium is yours. The Access from the building could be for maintenance reasons. However, you need authorization form the community for any modification or works.
