Hace tres meses que compré mi casa y la Comunidad me reclama ahora el pago de la parte que me corresponde como actual propietario de unas reparaciones que se hicieron en elementos comunes del edificio. Sin embargo, estas obras se hicieron cuando yo ni siquiera había comprado la casa, ¿debo pagar algo?

En este caso la Comunidad sí está en su derecho de reclamarle la parte proporcional de dichos gastos como actual propietario, pues la obligación de pago recae sobre la persona que es propietaria en el momento de satisfacer el gasto comunitario, y por tanto según nos plantea en el momento de la liquidación usted ya era propietario. Lo que sí podrá hacer es que de no haberle comunicado este gasto el anterior propietario proceda a reclamárselo después de haber pagado.

In this case the community is entitled to claim the proportion of such costs as the current owner, since the payment obligation lies with the person who is the owner at the time of meeting Community expenditure, and therefore according to us at the time of the settlement you already owned. What you can do is claim this expenditure to the previous owner if you were not informed by him of this fact
