Buenos días. No puedo hacer frente a la derrama que se ha aprobado en Junta para hacer frente a los gastos de rehabilitación del edificio, ¿Qué puedo hacer?

Se trata de una situación en la que hoy en día se encuentran muchos propietarios. Le recomiendo que no pase de largo de su obligación y ponga en conocimiento del Presidente y Administrador lo antes posible esta situación, con el fin de poder llegar a una solución amistosa, por ejemplo hacer un fraccionamiento del pago, o bien que durante un tiempo pudieran pagar su parte el resto de propietarios solventes (si prestan su consentimiento y si existen garantías reales de que en el futuro usted pueda pagarles su parte). Pero no lo deje pasar por alto, pues si usted no hace nada al respecto, seguramente la Comunidad ejercerá contra usted la acción judicial con la consecuencia del embargo de sus ingresos, bienes o incluso del inmueble para poder conseguir con ello el pago.

I recommend you not to delay the obligation and get in touch with the President and administrator as soon as possible to discuss this situation, in order to be able to reach an agreement of payment, for example be a fractionation of the payment, or that for a time they could pay their share the remaining solvent owners (if they give their consent and if there are actual guarantees that in the future you can pay them their share). But do not let it pass over, because if you don’t do anything about it, surely the Community shall exercise against you action Court with the consequence of the embargo of their income, assets or even the building in order to achieve this payment.
