Buenos días. En la Comunidad de Propietarios en la que resido y soy propietario de un inmueble, se van a vender las buhardillas y me gustaría saber la fórmula con la que pueda conocer el coeficiente que me corresponde ya que son zonas comunes y, a su vez va ha haber, más propietarios.

Buenos días. No existe ninguna fórmula establecida para calcular los coeficientes de propiedad. Normalmente es el promotor el que los determina basándose en distintos criterios (metros construidos, metros de fachada y zonas comunes, etc…).
No obstante, ante la situación que plantea, le recordamos que cualquier acuerdo adoptado en junta y que sea tomado por unanimidad será válido, por lo que le aconsejamos que proponga un reparto basado en alguno de los criterios mencionados anteriormente y luego lo registren, modificando la escritura de división horizontal para que tenga total validez. Así evitarán problemas y tendrán un criterio objetivo de repartición.

Good morning. There is no set formula to calculate coefficients of property. Normally it is the promoter which are determined on the basis of different criteria ( meters of facade and common areas, etc…).
However, the situation posed, we remind you that any agreement taken on board and that it be taken by unanimity will be valid, so we advise you to propose a deal based on any of the criteria mentioned above and then register it, changing the writing of horizontal split so you have total validity. Thus avoid problems and will have an objective criterion of distribution
