Con esto lo que le quieren decir es que siendo la propiedad de la Comunidad usted tiene atribuido el derecho a su uso exclusivo sin que ningún vecino pueda interferir es éste disfrute, pues están obligados a garantizarle la posesión pacífica en la tenencia de la misma, si bien usted también lo está en orden a mantener este elemento común en buen estado, a hacer un uso adecuado del mismo, evitando en todo momento que se causen desperfectos y obligándose a no llevar a cabo ninguna obra sin contar con el permiso del resto de vecinos.
Esto supone que usted estará obligado a sufragar los gastos de las reparaciones que sean consecuencia del uso ordinario de la terraza, mientras que será la Comunidad la que deberá hacerse cargo de las reparaciones de la misma por defectos estructurales o su envejecimiento que puedan aparecer con el paso del tiempo.
